City of Stockholm to sell land in central Stockholm for first time in 10 years

March 16th marks the start of a land allocation tender in which the City of Stockholm is selling one of its two remaining vacant plots in the heart of the city: Klara City View. The tender will be awarded to the developer that submits the highest bid and fulfils all contract requirements. The sale includes building rights for 15,000 square meters of primarily commercial premises, such as offices, with shops, cafés and restaurants at street level.

“The Klara City View plot is located alongside Klarabergsviadukten, is adjacent to Central Station, the metro, and the Stockholm Arlanda Airport express train. Offices built on the site will have spectacular views of Riddarfjärden, City Hall, and the Old Town. An unrivalled location for a developer who wants to offer their tenants one of the best spots in Stockholm,” says Joakim Larsson, Vice Mayor for City Planning, City of Stockholm.

The plot’s location makes it one of the city’s most attractive development sites. New offices, shops and restaurants along Klarabergsviadukten will serve as a well-defined connection point between Stockholm City and Kungsholmen. The new development is also intended to improve connectivity between Tegelbacken, Klarabergsviadukten, and the Klara Sjö promenade.

The land earmarked for sale currently consists of a double-level dual carriageway with access ramps for vehicles. The lower part of the dual carriageway will be covered for the construction of office space. As a result, an area which today is congested and noisy will be transformed into a vibrant extension of Stockholm City while also improving access to the water.

The site’s topographical characteristics and multiple levels offer exciting development opportunities in terms of both scale and design. New office buildings will help connect existing buildings with the quay and Klara Sjö. The City of Stockholm will set criteria for architectural quality, and will run parallel projects with at least three architecture firms to ensure all parameters are met.

Major changes are also planned in the immediate proximity. Jernhusen, the main property owner in the Central Station area, has begun extensive development work on the area’s properties and urban environment. This includes a covered area over rail tracks next to Central Station, where a planned development will include offices, housing, and retail space. This development project, together with Klara City View, will make the western part of central Stockholm a considerably more attractive place for businesses, inhabitants and visitors.
